SERVICES

Our comprehensive property management offers more than just peace of mind. We navigate through ever-changing local and state regulations to ensure constant compliance with tenant/landlord laws. 


When your property is vacant, we assess current market conditions to recommend appropriate pricing, provide professional-quality photography and market your property on a variety of platforms.  We provide private home showings or open houses when appropriate to showcase the property.  Potential tenants are screened through national background checks and references are checked to find quality renters while complying with fair housing laws.  We complete binding and enforceable landlord/tenant contracts and keep on file for two years following the termination of the contract.


When your property is occupied, we provide an inspection walk through every six months to ensure timely maintenance of wear and tear items. If a maintenance issue should arise, we take great care to bid, schedule, and follow up with contractors to resolve the issue and communicate all step of the process. If your goals include large improvements to your property, like a new roof or exterior painting, we create a financial plan to increase reserves. We collect rent payments, submit all mortgage, escrow and utility payments, and complete monthly balance sheets.  In the event that rent is submitted late, we will serve late payment paperwork to tenants and document all communication.  During move outs, we inspect property, schedule cleaning, itemize any deductions from tenant security deposit and refund remaining deposit within 30 days.  

SINGLE UNIT PROPERTY MANAGEMENT 8.5%

Your house or condo is fully serviced under this property management contract.

MEDIUM TERM MANAGEMENT 12%

Corporate Rentals and tenant stays of 30+ days are considered medium-term. Whether you're looking to fill your home for the summer or for the year, this is a great option.

TENANT PROCUREMENT 
FULL MONTH RENT

Marketing, photography, showing, tenant screening, and contract negotiations without property management contract.  Fee decreases to 50% with any contract.
